1. RESERVATION

To reserve by ENVICONSULT SARL. you only have to sign the contract and renting conditions document completely fulfilled by our agency and send it by fax.

PAYMENT FOR RESERVATION

  • At the moment of the reservation you will have to pay the 30% of the total amount of the rental + 10 Eur. Of dossier charges.


  • The balance at least 45 days before the date of arrival.


  • Once the location is fully paid, the clients will receive a voucher with all the indications to present at the moment of the arrival for the key delivery.


IMPORTANT: If the payment were not made in the fixed dates, your reservation may be cancelled without notice. ENVICONSULT SARL. could demand the remainder balance.

FORMALITY
When we received your payment for the 30 % of the total amount of the rental your reservation will be confirmed. At this moment we invite you to ask for extra services as for instance extra cleaning if you wish.

When we receive the settlement for the rental, all the indications, addresses,... necessary will be reported to you in our voucher.

After that, we only have to wish you a nice holiday!

2. RENTING CONDITIONS

PRICES Our prices include: agency fees, taxes and all the running cost: water, gas, electricity (*), maintenance of garden and pool, and a cleaning and laundry service once per week (Except in the rentals of only one week of stay. (*). (*) During winter the electricity is not included in the price. All the properties do not include complete electricity expenses, in that case the agency has to mention it on the established contract at time of reservation. (*) Some properties offer more hours of cleaning service, in that case the agency will mention it at time of reservation.


All the properties are provided with house linen (bed sheets and towels) except for the beach and pool towels.

Subject to availability and confirmation by the agency:

Cradle: 5 Euros per day.

Extra bed: 10 Euros per day.

When the rented property is equipped with telephone if the clients wants to use it, an additional guarantee (credit card) will be required. The telephone bills will arrive in 2 months and at this moment it will be charged to the credit card and the copy of the bills sent to the client. GSM mobile phones works in all the Balearic islands. We recommend you to bring them with you.

RENTAL PERIODS

The rentals are normally from Saturday to Saturday in high season. The minimum renting period is from 7 to 14 days in August (See other options) All the arrivals must occur between 16:00 hrs. and 20:00 hrs.

Departures always before 10:00 hrs.


In case of arrival out of office times, the client should inform the agency in order to plan it carefully with our team. This service will have a cost of 100 Euros to be paid at the moment of the arrival. Subject to availability.

We kindly ask you to inform our agency about your estimated time of arrival as well as about the changes or modifications, in order to allow the agency to plan your reception at the office.

This rental is engaged only temporary. The clients must leave the property rented at the fixed date showed in the contract.

The tenant has no right to sublet.

CLEANING

The house will be in perfect shape on entrance of the client and must be in the same state on departure, however if this should not be the case cleaning expenses will be charged to the client at the rate of 12 Euros + IVA per hour.

For the villas where there is no garbage collection the clients are required to deposit them in the containers provided and situated at most crossroads and street corners.

If not, transportation fees for garbage will be also charged to clients.

DESCRIPTION OF THE RENTED PROPERTY

When in spite of all our multiple precautions, the property rented does not correspond to the description provided, ENVICONSULT SARL.will be in any case considered responsible for a fault due to omission or incorrect information given by the owner.

ENVICONSULT SARL. , acting as intermediary, will be in any case responsible for possible modifications affecting the rented place or his environment that have not been reported to our agency by the owner before the date of reservation or between this date and the date of arrival of the clients to the property.

CAPACITY

The number of lodgers must never exceed the number stated in the descriptive of the property. Should the client infringe this clause the agency is in right to penalize and count an extra charge of 100 Euros per person in addition, per day or even expel the clients immediately without any possibilities for them to claim compensations.

All types of behaviour that could cause damage to the property is liable to lead to immediate expulsion with no possibilities to claim any compensation.

ANIMALS

Animals and pets are not accepted. Nevertheless the agency must be advised about their presence at the time of the reservation.

POOL

For the rentals of properties with private pool, we inform you that the pools are normally available to use during the period from the 01st of April to the 30th of October.

GUARANTEE DEPOSIT

A guarantee deposit (preferably a credit card receipt to avoid cash payments) must be paid on arrival:

- 1.000 Euros for apartments and small villas without pool.

- 2.000 Euros for all the villas with pool and in high standing category.

- 5.000 Euros for luxury villas.

After your departure, a member of the agency, will visit the property, in order to verify there is no damage has been caused and so permit the refund of the guarantee deposit.

CANCELLATION

INSURANCE

Cancellations must be in writing reported by certified post with acknowledgement of receipt.

The date of reception will determine the cancellation expenses according to the following scale:

We recommend you to subscribe a travel insurance with your insurance agent. Some credit cards include it when used to pay.

CANCELLATION FEES

  • Cancellation 45 days before the date of arrival: cancellation fees will correspond to the 30 % from the total amount of the rental.


  • Cancellation between 45 days and the date of arrival: cancellation fees will correspond to the 100% from the total amount of the rental.


COMPLAINTS

If you wish to make a complaint, you will have to inform us initially by phone during the 72 hours following your arrival and to validate this complaint you should send in any case a certified post with acknowledgement of receipt during the first 4 days of your stay.

After this period of time (6 days maximum), any complaint will be considerate by ENVICONSULT SARL. The specified deadline is a supplementary precaution to protect our clients from negative surprises. Please be careful and respect the deadlines.

For all the details and less important questions, we will be at your disposal in our local agency to help you and to act as intermediary between you and the owner of the property rented.
